Portugal Wealth & Property Tax
Detailed wealth & property tax rates and rules for Portugal in 2026.
Wealth Tax
Portugal does not levy a traditional net wealth tax. However, it imposes the Adicional ao Imposto Municipal sobre Imoveis (AIMI), an additional property tax on the aggregate taxable value of Portuguese real estate owned. AIMI applies at 0.7% on property values between €600,000 and €1,000,000 (per individual, or €1,200,000 for married couples filing jointly), and 1% on values exceeding €1,000,000. A surcharge of 1.5% applies to corporate-owned properties with a taxable value exceeding €1,000,000. AIMI is sometimes referred to as Portugal's de facto wealth tax.

Inheritance / Estate Tax
Portugal does not have a traditional inheritance or estate tax. Instead, transfers of assets upon death are subject to Stamp Duty (Imposto do Selo) at a flat rate of 10%. Crucially, transfers to spouses, descendants (children, grandchildren), and ascendants (parents, grandparents) are fully exempt from stamp duty on inheritances. The 10% rate therefore applies only to inheritances received by other beneficiaries such as siblings, more distant relatives, or unrelated persons. Portuguese real estate included in an estate is also subject to IMT (property transfer tax) in certain circumstances.

Portugal levies an annual municipal property tax (IMI - Imposto Municipal sobre Imoveis) on the taxable value of urban and rural properties. IMI rates range from 0.3% to 0.45% for urban properties and 0.8% for rural properties, with rates set by each municipality within these ranges. A transfer tax (IMT - Imposto Municipal sobre as Transmissoes Onerosas de Imoveis) applies to property acquisitions, with progressive rates ranging from 0% to 7.5% for residential property depending on the value, and a flat rate of 6.5% for other properties. A 10% IMT rate applies to properties acquired by entities in listed tax haven jurisdictions. Stamp duty at 0.8% also applies to property purchases.
